Wood-Destroying Insect (WDI) Inspection ($85)

A Wood-Destroying Insect inspection, often called a termite inspection, checks your building for signs of wood damage. Our inspector visually examines all accessible areas of the interior and exterior. We look for evidence of both active infestations and past activity left behind by insects. Common targets include termites, carpenter ants, carpenter bees, and other insects that feed on or damage wood.

Mortgage lenders in New Jersey routinely require this inspection, especially for FHA, VA, and USDA loans. It helps protect your investment, particularly in areas with moderate to heavy termite pressure. You receive a clear written report describing what we found and where we found it. Catching wood damage early can save you from costly structural repairs down the road.

Mold Assessment (Air) ($375 - 3 Samples)

Our air-based mold assessment measures the concentration of mold spores floating in your indoor air. We collect air samples using specialized sampling equipment placed in selected areas of the property. Each sample is sent to a laboratory for detailed analysis. Results show which types of mold are present and how their levels compare to outdoor air.

Selective Home Inspections, Mold Assessment 03

This helps uncover hidden mold growth and moisture problems you cannot see with the naked eye. It is a useful step if you notice musty odors or persistent moisture problems. You receive a clear picture of your indoor air quality, explained in plain language. With these results, you can decide on your next steps with confidence.

Mold Assessment (Surface) ($150 - 2 samples)

Our surface mold assessment focuses on visible mold growth on walls, floors, and other building materials. We take targeted samples from affected areas and send them to a laboratory for analysis. The lab results identify the type of mold growing on each sampled surface. We also visually inspect the property for the moisture sources that feed fungal growth.

Leaks, condensation, and poor ventilation are common causes we look for during the visit. Finding the root cause matters, because mold returns if the moisture problem is never fixed. Our findings support a targeted remediation plan rather than guesswork or unnecessary work. You get a clear report to share with contractors, insurers, or other involved parties.

Pest Inspection ($75)

Our general pest inspection looks beyond wood damage to check for common household pests. We examine both the interior and exterior of your property for signs of activity. Targets include mice, rats, ants, roaches, and stinging insects such as wasps and hornets.

We look for droppings, nesting areas, gnaw marks, entry points, and other telltale evidence. Finding these signs early helps you address problems before they spread or cause damage. This broader health-and-safety check complements our Wood-Destroying Insect inspection well. Together, the two services give you a fuller picture of the property’s condition. Your report clearly explains what we found and where we found it.

*NOTE We do not inspect for bed bugs.

Thermal Imaging ($150)

Our thermal imaging service uses infrared technology to reveal temperature differences you cannot see. We scan walls, ceilings, and floors without cutting into or damaging any surface. Temperature variations can point to hidden moisture intrusion behind finished surfaces. They can also reveal gaps or missing areas of insulation that waste energy.

In some cases, thermal imaging helps flag electrical issues that may be overheating. These problems are often invisible during a standard visual inspection. Finding them early can prevent mold, structural damage, and higher energy bills. You receive images and clear notes showing exactly where the concerns are located.
