Frequently Asked Questions

1. What is a home inspection?

A home inspection is a visual check of a property’s condition. It looks for problems that could affect your purchase. Selective Home Inspections offers targeted inspections for pests, mold, and hidden moisture.

A WDI inspection checks for termites and other wood-damaging insects. Many lenders require it, especially for FHA, VA, and USDA loans. It protects your investment before you close.

A WDI inspection focuses only on wood-destroying insects. A general pest inspection covers a wider range of pests. This includes rodents, ants, and stinging insects. We do not inspect for bed bugs.

We offer two types: Air and Surface. An Air Assessment measures airborne mold spores. A Surface Assessment checks visible areas for mold growth. Both use lab analysis for accurate results.

Not always. It depends on your concerns and the property. Visible mold usually calls for a Surface Assessment. Air quality concerns call for an Air Assessment. We can help you decide which fits your situation.

Thermal imaging uses infrared technology. It detects hidden moisture, insulation gaps, and electrical hot spots. These issues aren’t visible to the naked eye. It adds an extra layer of insight to your inspection.

It depends on the service and property size. Most inspections take one to a few hours. We’ll give you a time estimate when you book.

Reports are delivered quickly after your inspection. You’ll receive clear, detailed findings. No confusing jargon, just the facts you need.

You don’t have to be, but it’s a good idea. Being present lets you ask questions in real time. It also helps you understand the findings firsthand.
